NDIS Medium-Term Accommodation explained

What is NDIS Medium-Term Accommodation?

Medium-Term Accommodation (MTA) is a National Disability Insurance Scheme Core Support that funds transitional housing for participants who cannot remain in — or return to — their usual home while a permanent housing solution is being arranged.

Unlike Short-Term Accommodation (which is for respite breaks), MTA is specifically designed as bridge housing — a safe, fully supported home for participants at a genuine transition point. Under the National Disability Insurance Scheme, MTA is typically funded for up to 90 days, with extensions available where needed.

When MTA is the right support

Four situations where MTA is the answer

MTA is for participants at a transition point — wherever that transition comes from.

Most common use of MTA
01
Waiting for SIL or SDA housing

You've been approved for Supported Independent Living or Specialist Disability Accommodation but a vacancy isn't available yet. MTA is the safe, supported bridge — keeping you housed and cared for while your permanent place is confirmed.

Check MTA availability →
02
Leaving hospital or rehabilitation

Participants discharged from hospital or a rehab facility who are not yet ready to return home — or whose previous home is no longer appropriate — use MTA as a planned, supported transition step.

03
Urgent or crisis accommodation

When a current living arrangement breaks down suddenly — family home crisis, carer emergency, or unsafe environment — MTA provides immediate, stable accommodation with full support in place.

04
Transitioning between homes

Moving from one supported living arrangement to another, or from the family home for the first time. MTA provides a supported landing point while permanent housing is finalised.

Full support throughout your stay

What GenCare MTA includes

MTA with GenCare is not just a room to wait in — it's a complete, supported environment with active planning toward your next home.

24/7 qualified support staff

Trained support workers on-site around the clock — personal care, daily living assistance, medication management, overnight support.

Transition planning to long-term housing

Active planning from day one toward your SIL, SDA or other permanent housing — we work alongside coordinators to make the transition happen.

Fully furnished accommodation

A comfortable, home-like environment — not a clinical facility. Furnished rooms, shared living spaces, meals and everything needed for daily life.

Coordinator & family collaboration

We work directly with Support Coordinators, families and hospital discharge teams — keeping everyone aligned throughout the stay.

Allied health referrals

Where needed, we connect participants to allied health professionals — OTs, physios, behaviour support practitioners — as part of the transition plan.

NDIS plan documentation

Progress reports, support logs and documentation prepared throughout the stay — ready for plan reviews and the NDIA when needed.

For Families & Participants

Stability during uncertain times

MTA transitions are often stressful — hospital discharge, a broken family situation, waiting on housing approval. GenCare MTA removes the housing uncertainty so participants and families can focus on what comes next, not where they'll sleep tonight.

Moving toward permanent housing

MTA is a bridge — not a destination. From the moment a participant moves in, GenCare is actively working to move them into the long-term housing that's right for them. Waiting passively is not the plan.

Medium-Term Accommodation

My son was discharged from hospital with nowhere to go. GenCare had an MTA placement arranged within two days. The staff kept me updated throughout — and eight weeks later he moved into his own SIL home. I genuinely don't know what we would have done without them.

Common questions

NDIS MTA explained

Everything you need to know about Medium-Term Accommodation, transitional disability housing and how to access it quickly.

Medium-Term Accommodation (MTA) is an NDIS-funded support under Core Supports (Assistance with Daily Life) that provides transitional housing for participants who cannot remain in or return to their usual home while waiting for a permanent housing solution. Under the National Disability Insurance Scheme, MTA is typically approved for up to 90 days and bridges the gap between a participant's current situation and long-term supported housing.
STA (Short-Term Accommodation) is designed for short respite stays of 1–14 nights, used for a break or holiday-style experience. MTA is a longer transitional housing support — typically 14 to 90 days — used when a participant genuinely needs a supported home while permanent arrangements are being organised. STA is respite; MTA is transitional housing.
NDIS-funded MTA is typically approved for up to 90 days. Extensions can be granted by the NDIA where a participant is still actively waiting for a long-term placement — for example, if an SDA or SIL vacancy is taking longer than expected. GenCare supports participants through the extension request process and works actively to secure permanent housing as quickly as possible.
Yes — hospital discharge accommodation is one of the most common reasons participants need MTA. Where a person is leaving hospital but cannot return home safely, or needs a supported environment while longer-term arrangements are made, MTA can be arranged at short notice. GenCare works directly with hospital discharge teams and Support Coordinators to facilitate quick transitions. Call 1300-247-788 for urgent discharge support.
Absolutely — this is one of the primary purposes of NDIS Medium-Term Accommodation. If you've been approved for Supported Independent Living (SIL) or Specialist Disability Accommodation (SDA) but a suitable vacancy isn't yet available, MTA provides a safe, fully supported bridge. GenCare actively helps participants identify and transition into their long-term SIL or SDA placement during the MTA stay.
MTA is funded under Core Supports → Assistance with Daily Life in your NDIS plan. It requires a specific MTA line item — it cannot typically be drawn from general daily activities funding. If your plan doesn't currently include MTA, your Support Coordinator can request it from the NDIA with supporting documentation. GenCare can help prepare that documentation.
GenCare MTA includes: fully furnished accommodation, all meals, 24/7 qualified support staff (including overnight), personal care and daily living assistance, medication management, community access, allied health referrals, transition planning toward long-term housing, and NDIS plan documentation throughout the stay.
Transitional disability housing refers to a supported accommodation placement used as a bridge between two living situations — for example, between hospital and a permanent home, or between one supported living arrangement and another. Under the National Disability Insurance Scheme, MTA is the funded support that covers this transitional period. It includes the accommodation, support staff and transition planning needed to move a participant safely to their next home.
Support Coordinators can refer participants via our online referral form at /make-a-referral, by calling 1300-247-788 or by contacting our coordination team directly. We respond to all MTA referrals within 1 business day. For urgent or emergency housing situations, call us immediately and we will prioritise the request. We provide full documentation throughout the placement to support plan reviews.
From the first day of an MTA stay, GenCare is actively working toward the participant's long-term housing goal. We liaise with Support Coordinators to identify suitable SIL homes or SDA vacancies, prepare transition documentation, and support the participant through the move when the time comes. The goal of every MTA placement is a smooth, planned transition — not an indefinite stay in temporary housing.
