Highest specification
High Physical Support

The highest specification SDA category — for participants with very significant physical support needs. Features include ceiling hoists, automatic doors, backup power and specialised bathroom design.

Robust

For participants whose behaviours of concern require a reinforced physical environment that protects both the participant and staff — with strong building materials, secure doors and safe room design.

Fully Accessible

For participants with significant physical disability who require a fully accessible home — step-free access throughout, accessible bathroom, widened doorways and turning circles for powered mobility aids.

Improved Liveability

For participants with sensory, intellectual or cognitive disability who benefit from a thoughtfully designed home environment — improved lighting, reduced acoustics and simple layout.

SDA Eligibility Support

Many participants who would benefit from SDA do not have it in their plan. GenCare supports the eligibility process — including functional assessment, housing needs documentation and support for the NDIS SDA funding request.

Eligibility discussion

We discuss the participant's disability, support needs and current living situation to determine whether SDA eligibility criteria are likely to be met.

Design category assessment

An OT or allied health professional assesses the participant's functional needs to determine which SDA design category best fits their disability requirements.

Housing plan and NDIS documentation

We support the preparation of a Housing Plan and the specialist assessments and reports needed to request SDA funding in the participant's NDIS plan.

Vacancy matching and transition

Once SDA is approved, we connect participants with suitable vacancies and support the transition into their new SDA home — coordinating with SIL providers and support teams.

SDA housing questions answered

Specialist Disability Accommodation (SDA) is NDIS-funded housing designed for participants with very high support needs or extreme functional impairment. SDA homes are purpose-built or significantly modified to meet one of four design categories. SDA funding covers the building itself — the support provided within the home is funded separately, usually through Supported Independent Living (SIL).
SDA eligibility requires the participant to have an extreme functional impairment or very high support needs that cannot be met in standard housing. The NDIS uses a functional assessment process to determine eligibility. Approximately 6% of NDIS participants are eligible for SDA funding. If you believe a participant may be eligible, contact GenCare — we can discuss the likelihood based on their functional profile and support needs.
The four NDIS SDA design categories are: Improved Liveability (sensory, intellectual or cognitive disability), Fully Accessible (significant physical disability), Robust (behaviours of concern requiring a reinforced environment) and High Physical Support (very significant physical support needs requiring ceiling hoists, automated features and backup systems). Each category has specific building requirements and different NDIS funding rates.
SDA (Specialist Disability Accommodation) is NDIS funding for the physical building — the specialised home itself. SIL (Supported Independent Living) is NDIS funding for the support workers who support the participant within that home. Participants who live in SDA typically also have SIL funding. They are separate funding streams and often funded by different providers, though GenCare provides both.
SDA must be requested at a plan review (or in some cases through a plan reassessment). The request needs to be supported by a housing needs assessment, a functional assessment from an allied health professional and evidence of why the participant's needs cannot be met in standard housing. GenCare can help prepare this documentation and support the application process.
Yes. Many participants who would benefit from SDA do not yet have it funded in their NDIS plan — either because they have not applied or because the application was not properly supported. GenCare can assess whether a participant is likely eligible, support the functional assessment process and help prepare the documentation for an SDA funding request at the next plan review.
SDA vacancy availability changes regularly. Contact GenCare directly by phone or enquiry form to discuss current SDA vacancies in your area and design category. We match participants based on design category, location preference, SIL model and — in shared living arrangements — housemate compatibility.
Participants have the right to housing in their preferred location where SDA stock is available. However, SDA is not available in all areas and the supply of specific design categories varies by region. GenCare can advise on the availability of different SDA design categories in your preferred location and support participants to find housing close to their family, community connections and supports.
The wait for suitable SDA housing can take months to years depending on the design category and location. During this period, participants may access Medium-Term Accommodation (MTA) through GenCare while their long-term SDA placement is arranged. GenCare supports participants through the full housing pathway, from SDA application through to transition into their new home.
